If you choose to deal with managing the Tenancy yourself, then under the rules of GDPR you are classed as a ‘Data Controller’ as you will be handling the Tenant(s) personal data. You are therefore required (by law) to register with The Information Commissioner’s Office at www.ico.org.uk and provide us with your registration number before we can proceed.

This package includes the following services:

  • Erecting a ‘To Let’ board at the property;
  • Advertising of the property on Zoopla.co.uk, OnTheMarket.com and Social Media;
  • Accompanied viewings, including evenings and weekends;
  • Reference checking of all Tenants and Guarantors;
  • Setting up the Tenancy Agreement;
  • Collection of the first month’s rent and bond;
  • Setting up of monthly Standing Order payments into your bank account;

FULLY MANAGED - 12.5% (+ VAT) of the rental income (per month)

We will charge 12.5% (+ VAT) of the ‘agreed rent’ per calendar month, to manage the Tenancy for you, even if the rent has not been received from the Tenant. There is a Tenancy Set Up Fee of

£395.00 (+ VAT) charged at the start of each new tenancy. This Set Up Fee is not charged again if the same Tenants renew their tenancy.

This package includes all the services listed for ‘Let Only’ but also includes the following:

  • Full management of the property. Any property issues raised by the Tenant(s) are handled in an efficient and timely manner, using reputable local contractors.
  • Property inspections are carried out after the first three months and then every six months thereafter, to ensure that the Tenants are adhering to the terms of the tenancy agreement. The cost of each inspection is £60.00 (+ VAT).
  • You will be sent monthly financial statements showing the transactions that have taken place on your account, so you’re kept fully up to date with your account.

We use the Referencing Agencies – HomeLet & Vouch. The applicant(s) will be asked to provide personal information, including but not limited to: their address history for the last 3 years, telephone number, e-mail address, bank account details, employment details and details of their current tenancy (if applicable). They will then conduct checks to verify the information provided and be able to establish whether or not they meet all the criteria necessary to be able to take a tenancy on the property they have applied for.

TENANT REFERENCING: £30.00 (+ VAT) per applicant

TENANCY DEPOSIT SCHEME:

A charge of £30.00 (+ VAT) will be applied for registering the tenancy deposit into the scheme administered by ‘The Deposit Protection Service’. More details of their scheme can be found at www.depositprotection.com

INVENTORY CHARGES (charged per tenancy):

Photographs only (no report) - £150.00 (+ VAT) (up to 2 bedrooms) + £25.00 (+ VAT) per additional bedroom

Unfurnished property - £250.00 (+ VAT) (up to 2 bedrooms) + £40.00 (+ VAT) per additional bedroom

Part furnished property - £350.00 (+ VAT) (up to 2 bedrooms) + £50.00 (+ VAT) per additional bedroom

Furnished property - £450.00 (+ VAT) (up to 2 bedrooms) + £60.00 (+ VAT) per additional bedroom

TENANCY RENEWAL FEE: £90.00 (+ VAT) fixed term renewal or £45.00 ( VAT) for transferring onto a rolling monthly contract.

ENERGY PERFORMANCE CERTIFICATE (valid for 10 years): £130.00 (+ VAT)

GAS AND ELECTRICAL SAFETY CERTIFICATES:

  • Gas - £105.00 (+ VAT) for up to two appliances, plus extras if any works/repairs are required.
  • Electrical Installation Condition Report (valid for 5 years) - £225.00 (+ VAT) plus the cost of any remedial works identified from the report.

END OF TENANCY INSPECTION: £150.00 (+ VAT)

SERVING OF NOTICES (e.g. Section 8, Section 13 or Section 21): £60.00 (+ VAT)
